Marbella’s New General Urban Development Plan: What Does It Mean for Property Owners and Investors?
After almost 40 years, Marbella has a new urban planning framework that will shape the city’s development for years to come.
The Marbella Town Hall has given final approval to the General Municipal Urban Development Plan (PGOM), the first plan in Andalusia to be approved under the region’s new urban planning legislation. It replaces the planning framework that has been in place since 1986 and aims to provide greater legal certainty while adapting Marbella’s growth to the needs of today and the future.
Among its objectives are improving infrastructure and connections, completing the urban fabric, creating new facilities and promoting a more sustainable and better-connected city. The plan includes 59 urban transformation initiatives and 32 strategic proposals for Marbella’s future development.
For property owners and investors, one of the most relevant aspects is the greater clarity it aims to provide regarding land development and the future evolution of different areas of the municipality. It also addresses the situation of properties affected by planning issues inherited from previous decades.
Why does it matter?
A new urban planning framework does more than shape how a city develops. Over time, it can influence new housing, infrastructure, public services and the attractiveness of different areas for property owners and investors.
For anyone considering buying, selling or investing in Marbella, understanding the planning situation of a property and its surroundings is increasingly important.
At Serinamar Group, we have been working in Marbella for more than 25 years and have witnessed first-hand the evolution of its property and tourism markets. We will continue to follow the developments that will shape the future of our city.
Marbella is looking to the future — and its new PGOM is an important step in that direction.
